An alternative residential contract gives one or more options to fulfil the terms of the residential contract so that the person needing the residential services has the flexibility to get residence. The alternative residential contract should list the terms of the agreement like facilities to be provided, residential and payment terms, and clauses that can lead to termination of agreement.

Sample Alternative Residential Contract:

Date of Contract: November 15th, 2011.

This alternative residential contract is interested between the house owner, Mr Ron Dickinson and the tenant, Mr Jack. The owner has the following property in his name:

123 Park Avenue, Apt 45, Edison, NJ 08817

Facilities to be used by the tenant:

The rented room is furnished with the following facilities:

  • Furniture
  • Phone facility
  • Electricity
  • 24*7 Water facility
  • Car parking space

Following mentioned are the covenants and conditions for both the parties:

  • Occupancy terms and conditions:

As per the agreement between the owner and the tenant, the tenant can occupy the room from Dec 01, 2011 and this will act as the contract start date. The occupancy charge for using the residence is $1000 per month.

  • Payment terms:

The mode of payment for the residential charges per month would be cash or credit and the rent has to be paid by 15th of every month, failing which there will be additional charges of $50 per week. Any charges for damage to the facilities provided are to be borne by the tenant.

  • Breach of Agreement:

Any violation of the terms and conditions mentioned above with lead to the breach of agreement.
